INNSIDER is a technology tool that helps you build a digital guide and lets an AI assistant answer your guests' questions. We are not a travel agency, tour operator, property manager, or booking service. We do not inspect, vet, endorse, or insure any property, business, tour, or activity mentioned in a guide.
Everything you upload (photos, logos, text, property details) must belong to you or be used with permission. You keep ownership, and you grant INNSIDER permission to display and process it so the platform can work.
You are responsible for keeping your property information accurate and current, including house rules, check-in, amenities, pricing, and safety details. You are responsible for your property and your guests.
INNSIDER uses AI to answer guest questions. AI can be wrong, incomplete, or out of date. Treat it as a helpful assistant, not a source of truth, and don't rely on it for anything safety-critical, medical, legal, or financial. You remain responsible for the information it draws on, and AI answers are provided without any guarantee of accuracy.
INNSIDER may surface independent local businesses, restaurants, tours, and activities. We don't run, vet, or endorse them, or check their safety, licensing, pricing, or availability. A listing is information, not a recommendation or promise that anything is safe, good, open, or suitable. Anyone who books, buys, eats, or takes part does so entirely at their own risk. To the fullest extent permitted by law, INNSIDER is not responsible for any third party's products, food, services, conduct, safety, or the outcome of using them, including illness, injury, or worse.
Some activities found through INNSIDER (UTV/ATV/off-road tours, hikes, canyoneering, water and climbing activities, and other outdoor adventures) are inherently dangerous and can cause serious injury or death. INNSIDER does not organize, supervise, equip, or control any of them. Anyone choosing such an activity does so freely and assumes all risks, including injury, illness, or death, and is responsible for their own safety and for using licensed, insured operators. To the fullest extent permitted by law, INNSIDER is not liable for any injury, death, illness, or loss arising from any activity, tour, food, or service found through the platform.
INNSIDER may receive commissions from participating businesses when guests purchase through the platform. This never changes the fact that those businesses are independent and unvetted by us.
We work hard to keep INNSIDER running, but like any online service it may go down for maintenance, updates, outages, or technical problems, sometimes without notice. We don't guarantee uninterrupted, error-free, or secure service, and to the fullest extent permitted by law we are not responsible for any loss caused by downtime, delays, data loss, bugs, or the service being unavailable. INNSIDER, including the AI and all content, is provided "as is" and "as available," without warranties of any kind, express or implied.
We try to help promptly, but we don't promise any specific response time or that support will be available at any given moment. Slow or unavailable support is not a breach of these Terms.
Please don't upload false, misleading, illegal, offensive, or infringing content, and don't use INNSIDER in a way that could harm guests, other hosts, or us. We may remove content and suspend accounts that break these rules or create risk.
If a claim or lawsuit is brought against INNSIDER because of your property, your content, your guests, your guide, or information you provided, you agree to defend, indemnify, and hold INNSIDER harmless, including our reasonable costs and legal fees, to the fullest extent permitted by law.
To the fullest extent permitted by law, INNSIDER is not liable for indirect, incidental, special, consequential, or punitive damages, or for lost profits or data; nor for losses arising from incorrect or outdated information, AI answers, third-party businesses or activities, illness, injury or death, downtime, technical or security issues, or events beyond our reasonable control. If INNSIDER is ever found liable, our total liability is capped at the greater of the fees you paid us in the prior 12 months or US $100. Where the law doesn't allow certain limitations, our liability is limited as much as the law allows.
We collect only what we need to operate, improve, and secure INNSIDER. We do not sell your personal information.
You confirm you're at least 18 and legally able to enter into these Terms, and that the information you give us is truthful.
You can stop using INNSIDER anytime. We may suspend or close an account, with or without notice, if it breaks these Terms or creates legal or safety risk. Sections that should survive (ownership, disclaimers, indemnification, limitation of liability, disputes) continue to apply after your account ends.
Please contact us first; most issues can be resolved that way. If a dispute can't be resolved, you and INNSIDER agree to binding individual arbitration rather than court, and each of us waives any right to a jury trial or to participate in a class action.
We may improve the platform and these Terms from time to time. If we make significant changes, we'll post the updated version here. Continuing to use INNSIDER means you accept the current version.
These Terms are governed by the laws of the State of Utah, without regard to conflict-of-law rules.
If any part of these Terms is found unenforceable, the rest stays in full effect, and the unenforceable part is limited or removed only as much as necessary.
You confirm that you are authorized to represent your business and publish offers on its behalf.
You are responsible for ensuring that all prices, discounts, descriptions, availability, contact information, and business details are accurate and kept up to date.
You agree to honor any published offers unless they have expired or been updated.
You confirm that all photos, logos, and marketing materials you upload belong to you or that you have permission to use them. By uploading content, you grant INNSIDER permission to display and promote it on the platform.
If your business participates in INNSIDER's commission program, you agree to pay the applicable commission for eligible bookings or purchases generated through the platform.
INNSIDER provides marketing and technology services only and does not guarantee bookings, sales, or revenue.
You agree not to publish false, misleading, illegal, offensive, or unauthorized content.
Your business is solely responsible for its products, services, pricing, promotions, guest interactions, refunds, and customer experience. INNSIDER acts only as a marketing and technology platform and is not responsible for disputes between businesses and guests.
INNSIDER may suspend or remove any partner account or listing that violates these Terms or harms the platform or guest experience.
We may update these Terms from time to time. Continued use of INNSIDER means you accept the updated Terms.
These Terms are governed by the laws of the State of Utah.
Joining INNSIDER does not create an exclusive partnership. Either you or INNSIDER may end the partnership at any time.

If the AI chat can't answer a guest's question, it offers to text you directly at this number. To notify more than one person (a co-host or manager), separate the numbers with commas - the guest's text goes to all of them at once.

The AI chat answers your guests from everything you fill in about this unit above - arrival, WiFi, amenities, safety, check-out, and so on. This box is only for extra things you'd like the chat to answer that aren't covered by those sections - one fact per line, in plain language. For example: "The hot tub is cleaned every Tuesday morning."
General info about Kanab and the area is already built into the system, so you don't need to add that here. Leaving this blank is completely fine - you can move on, and it won't be marked as a to-do.

Add, rename, or remove units, and copy their guest links. To switch which unit you're editing, use the place/unit name at the top of this page.
Set each unit's Place to group it with the others in the same accommodation place (e.g. all White Camel domes under "White Camel"). Places show up as the groups on the login screen.

Vendors take orders directly on their own site using the coupon code - there's no checkout inside this app. At month's end, each vendor sends the host's commission and the platform fee to you via Venmo, straight to the details here.
When someone opens the site's bare address directly - not logged in, and not a specific property's guest link (e.g. showing the site to a potential host or vendor) - this is the property they'll see on the Guest tab.
Write facts here that apply everywhere on the platform, not to one property - the area, nearby towns, general attraction info, weather patterns, road conditions, and so on. Every guest's AI chat, at every host's property, can draw on this. One fact per line, same as a host's own knowledge box.

The Innsider pixel reads this field directly, instead of guessing a number from the page text (which breaks the moment there's more than one dollar amount on the page - shipping, tax, subtotal...).
